2、pecially for the residential market. The Beijing high-end apartment market is a niche market of the total residential market. It started to grow from the year 2000 and it has independent market features now.
3、 At the same time, the selling price of the high-end apartment is relatively higher than other residential accommodations and it can bring higher profit to the developers, therefore, more and
4、 more developers are interested in developing high-end apartments. However, the product type and future disposal ways are to be determined by analyzing the market situations. Chaoyang District and
5、Dongcheng District are the top two districts where the supply of high-end apartment are the largest. The active market is caused by the planning of the Central Business District and the construction of “The Commercial B
6、elt of East 2nd Ring Road”. Take the regional market as an example (market scope: west to the West 2nd Ring Road, East to the East 4 th Ring Road, North to Dongzhimenwai Street/the Airport Express, So
7、uth to the Tonghui River). The areas completed in 2003 is three times bigger than 2002, while in 2004, the areas completed is increasing 38% than 2003. At the same time, the average selling price of
8、 high-end apartment in the regional market is higher than the average level of the whole market. In terms of the demand features of regional high-end apartment market, half of the clients are buying fo
9、r investment purpose. Because the land available in city area is decreasing, it is estimated that the future supply of high-end apartment will be extended to the suburban areas. At the same time, the h
10、igh-end apartment market will be more segmented. In terms of selling price, the prices of high-end apartments with good locations are going to be increased a little bit. Through the market an
11、alysis of high-end apartment in Beijing, the writer suggests that the developers have three ways to consider when developing the high-end apartments and they are: 1)Develop the products that can be sold quickly a
12、nd bring fast cash flow-in;2)Hold the property to long-term operation in order to gain stable profits;3)Develop the property first and than sold to overseas investment institutes and let them run it. The
13、three ways all have their own pros and cons. The final decision is to be made by considering many kinds of factors. The writer hopes to provide more market-oriented and feasible development proposals to th
